How to secure your stay in a rented house?

How to secure your stay in a rented house?
When you are hunting for a rental house accomodation in Bangalore, it is no doubt a very challenging and tedious task to get hold of the perfect rental property. It gets even more complex and complicated when it comes to the aspect of securing your stay in a rented house. As a renter you have to make sure that you include every possible way to secure your stay in the rented property. But how do you achieve it?

Pre-inspection of the documents
You must know that there are several documents and papers that you need to attach with your rental application. Before you start searching for the flat or apartment house for rent you must arrange for the relevant documents and submit them with the application whenever needed. This process no doubt improves the chances of securing your stay and also assures that you are completely liable to attend the pre-inspection of the rental property.

Understand your rights and responsibilities as a tenant
You must understand the importance of legal aspects of being a tenant even before you start hunting for a house for rent in Bangalore. When you are a tenant you have certain rights that you can exercise and responsibilities as well to perform. The tenancy agreement is provided with all the details and information and you must know about them before you sign the lease paper. Some of the basic lists include:
·   The amount of the deposit and the monthly rental
·   The names of the landlord and the tenant and their respective addresses
·         When the rent will be reviewed?
If you are aware of your rights and responsibilities as a tenant, you can secure your stay in the rented house.

Tips to enjoy a hassle free tenancy
·   If there is no written tenancy agreement, it is suggested not to enter into it.
·   Check for the unfair terms and clauses in the tenancy agreement. It is better to get it reviewed from a lawyer.
·  It is suggested that you should not sign the long term tenancy agreement unless you are sure that you are going to stay for so long.
·   You must always ask for a payment slip once you make the payment of your rental on a monthly basis. This averts any kind of confusion and complicity.
·   It is your duty to pay the rentals on time every time.
·   Don’t misuse the property and treat as your own and look after it.
·  You must respect the neighbors and not make noise unnecessarily, don’t obstruct the common areas and throw rubbish on the wrong place.

If you can follow the above mentioned rules and regulations, it is for sure that you are going to enjoy your stay in the rental property as secure it as well. Don’t force yourself to get into troubles and make your stay in the rental property unsafe and insecure.

Mahindra Lifespaces – Transforming urban landscapes by creating sustainable communities

We live in a world that is currently grappling with rising population, global climate change, growing social inequity and multiple challenges in the context of sustainable infrastructure creation.  Like most major emerging economies, India too is faced with multiple development-related challenges, as it experiences population and economic growth, and accelerating urbanization therein.
According to estimates, around 600 million people are expected to make urban India their home by 2031.   As our cities and towns grow, there is a pressing need to carefully plan for India’s urbanization journey; to ensure that it embraces in equal measure the people/communities who are the key intended beneficiaries of this development journey, the environment, and the economic objectives that accompany long-term sustainable growth.  At Mahindra Lifespaces, we believe that if developed responsibly and responsively, cities (and individual buildings) have the potential to be places where high living standards can be delinked from unsustainable levels of consumption of all three types of resources - environmental, financial and human.  India’s impending urbanization thus presents both opportunities and challenges, each of which must be evaluated to get things right and achieve new, sustainable standards of urban development.  We believe the answer lies in Sustainable Urbanisation encompassing business responsibility, environmental stewardship and community outreach.
Mahindra Lifespaces is constantly exploring ways in which we can integrate Sustainability into process, product and service innovation.  All our ongoing and forthcoming projects across 8 Indian cities are IGBC (India Green Building Council) Green Homes Certified.  Furthermore, Mahindra World City Chennai (India’s first integrated business city to have been developed in PPP) is India’s first IGBC Gold Certified integrated business city.
This year, we have chosen to focus on capacity building, collaborations, institutionalizing best practices and knowledge sharing.
1.       Mahindra Lifespaces has collaborated with WRI to pilot test two global GHG accounting tools.
2.       We are active participants in the Climate Positive Development Programme (C40), under which Mahindra World City Jaipur (our second integrated business city project in India) has been declared the world’s largest project to receive C40 Climate Positive Stage 2 Certification.
3.       In association with Tech Mahindra, we are developing a comprehensive ‘SMART City Management’ framework to make MWC Jaipur a living lab for a Smart City.
4.       As a signatory of India Business & Biodiversity Initiative (IBBI) declaration, MWC Chennai has undergone a comprehensive biodiversity assessment and has developed strategies for better biodiversity management.
5.       We participated in the plenary ‘India Energy Efficiency in Buildings Laboratory’ organized under the aegis of WBCSD.
6.       We have identified 150 of our biggest suppliers, and will be mentoring and motivating them towards becoming responsible partners in our sustainability journey.
7.       We have launched the Green Army Initiative – An outreach program that identifies children as primary change agents of the future and aims to educate them on sustainable living habits and choices whilst encouraging them to spread the word amongst friends and family.  We launched the campaign with a target of creating catalysts through one million caring citizens across the nation.  During the past year, we have conducted pilot projects in 13 schools across Mumbai, a figure we hope to better in the upcoming second edition of the campaign this year.
8.       We have provided feedback to the Gold Standard Cities Programme – A results based finance framework, it enable cities to develop, audit and verify urban programmes in order to unlock the finance needed by cities around the globe for low carbon development.
People are integral to the Sustainability journey; in other words, the success of sustainability efforts and initiatives are commensurate with their scale and reach.  Recognising the fact that quality housing is a large, unmet need for a wide cross-section of people in India, we have forayed into the Affordable Housing segment with the launch of our brand ‘Happinest’ in Mumbai (Boisar) and Chennai (Avadi).  With a large chunk of prospective Affordable Housing customers working in the informal sector and thus unable to produce documentation for securing formal home finance, we have focused on creating an ecosystem for access to finance by partnering with NBFCs that survey their financial capability and accordingly approve home loans.  Happinest has witnessed an overwhelming response from customers across different social spectrums ranging from teachers, bank employees, government employees, industrial workers, street vendors and contractual employees.
Mahindra Lifespaces has formulated a biodiversity management plan to enhance biodiversity and nurture the local ecosystem at Happinest Boisar.  A detailed biodiversity assessment study was recently undertaken to create an inventory of the flora and fauna, identify endangered and threatened species if any, and study the vegetation profile within a 2 km radius of the project site.
Sustainability being deeply ingrained in our day to day business decisions and operations, we have, basis inputs from an enhanced stakeholder base (comprising both internal and external stakeholders), defined a Sustainability Roadmap for 2020, which identifies aggressive targets towards all three bottom-lines and helps align efforts with the needs of the ecosystem at large.  As we expand our construction footprint, we are constantly evaluating methods to reduce our environment footprint; at the same time, we are improving our project timelines via the use of innovative construction best practices.  We aim to maximize the quality of life of our customers while optimizing the consumption of every unit of resource – through reduction, reuse and recycling.

Tips for Single Guys on Renting in a New City

Did you ever have to shift to a new city because of your job or study? We all have gone through that process once and it is not that easy. If you are looking to shift to a new city in the future and are worried about the prospect of finding a new place to live, the tips that are provided in this article will help you to get an idea of how you can easily settle down.
Shifting to a new city is not always easy. There are a lot of hardships that you will have to face before you get settled down. After living so many years in the same place, you get quite accustomed to the environment and the daily life that is associated with the place. You get to know every street, every corner and every friendly place as you go from one point of the place to another. The saddest feeling about leaving the current place is that you are leaving behind some of the best friends, loved ones or even family. This makes leaving an old place a very difficult process; but after that going to a new city and finding the right place to stay is the most daunting task for any person who does not have any friends or family.
The most worrisome thing that comes into picture while shifting to a new place is about renting a new house/apartment. Finding the perfect house is nearly impossible for anyone in their first search; sometimes it takes a month to get that house/apartment that suits you the best along with the price. What adds to the woes of searching is when you are a single guy on a house-hunting mission, alone in a city about which you have little idea. There are a lot of things that may come in to your mind like do you have the freedom to make your own restructuring of the place or will you have the place to park your vehicle.
Here are some of the tips that every single guy should keep in mind while looking for a new place to settle down in a new city:
Tips for Renting
  • Make a list of the potential places. Just searching for a place randomly will cost you a lot of time and effort. Make a checklist of the potential houses/apartments that you have found out in the classified pages. You can also hire a property dealer who will provide you a list of the houses according to your location and budget. Though, they may ask for some kind of commission or fee.
  • Research about the location. The most important thing that you should keep in mind while renting a house/apartment is about its location. Do a proper research about the place, if it is located in a good community and has easy accessibility to the local transportation (in case you do not have your own vehicle). The best way to do this is to explore the area by going around the neighbourhood on foot.
  • Know your priorities. As a single guy in a new city, there may be some definite priorities for you and since you are going to stay in the place, these priorities will be someway associated with it. Are you looking for a place that has a room that is perfect for you to create a man cave; be it a complete home theatre or a simple well-lit room to cover it with your artistic touch? Just check out with all those options.
  • Thoroughly check the apartment/house. Just do not go by the pictures that are being posted on the classifieds or that is being sent by the landlord. Get a good look at every nook and corner of the place. If there is something missing or anything that needs to be fixed, get it to the attention of the landlord. It is best to check out the house/apartment in the day time when there is enough natural light to have a good look
  • Get to know if there are any hidden costs. Sometimes you may realise that after renting a house there are a lot of hidden costs that the landlord did not mention; like parking cost and other daily utilities and amenities. Thus, to save yourself from the shock later, ask the landlord about all the hidden costs that are not included in the rent amount.
  • Negotiate if it is possible. Negotiations are a good way to get a great deal if you are planning to stay for long duration. If you are going to stay for a year or two it is harmless to negotiate the rent and if any other extra costs like parking fees or utility cost can be waived.
  • Document everything on paper. Do not forget to make an agreement documents with the landlord. Put every deal you made or every promise made by you or the landlord on paper. Remember, renting is a contractual agreement and it needs to be treated as one. If in future any legal developments take place the document might come in handy.

With the above tips you can now worry less about hunting for that perfect house/apartment when you move to a new city.
